5 Things To Stop A House Sale In Its Tracks!

5 Things To Stop A House Sale In Its Tracks!

    • Don’t Overprice Your House – With endless access to information on the Internet buyers are informed and educated. You’ll want to make sure your home is noticed (in a good way). The key to selling your house in 2019 is ensuring it is Priced To Sell Immediately. That way, your home will be seen by the greatest amount of buyers and will sell at a great price, while avoiding appraisal issues down the road.

    • Don’t Limit Access – Example; If your home is only available for a couple of hours a day. This is the most difficult way to be able to show your house to potential buyers. Buyers who are relocating for a new career or promotion may only have a day or two to tour homes. Because of this, they may not be able to plan their availability that far in advance or may be unable to wait 48 hours to see the home.

    • Inspection Issues – Structural issues, termites and other pests, water, mold, and electrical issues are just a few problems that can stop a sale in it’s tracks. A large portion of buyers will not accept the purchase of a home if one of these issues is discovered. Even if the buyer is accepting of one of these problems the likelihood is very strong that the buyer will be looking for a significant financial discount.

    • Don’t FSBO FSBOing has become increasingly difficult, there are too many people to negotiate with, industry disclosures and regulations have increased dramatically, it’s difficult to compete with current marketing strategies, and you net more money when using an agent, even after commissions.

    • Title Issues – Every property has a history. Making sure that there are no unknown liens, illegal deeds, missing heirs, forgeries, undiscovered encumbrances and easements, boundary and survey disputes, or an undiscovered will keep your buyer from getting cold feet.
