5 Myths of Selling a House

In a perfect world, you list your home, it sells within hours for way above the listing price and you are already moved in your new home before the For-Sale Sign ever gets planted on the home you are leaving. Unfortunately, we do not live in a perfect world. You also may find that the selling process is a little more complicated that you originally thought, especially if you have bought into these common selling myths, just to name a few...
The house will sell in a matter of days
Sorry to burst your bubble…This is not always the case. In fact, 40% of homes come Back on the Market due to lack of financing, or other buy-related issues. There is no guarantee that things will run smoothly all the way to closing so don't count your chickens before they hatch.
You must use the Brokers Lender and Title Company
Often Sellers are encouraged to use a certain lender or a certain Title Company or Attorney. It may be convenient to go with your Agents suggestion however, you CAN choose your own if you prefer. I like working with our in-house lender because they know our procedures and so processing happens quickly. But you can shop around until the cows come home. Just remember you do want to close the deal. A Seller is looking for someone who is prepared and a Realtor who has raport with the Lender is always a gold star...
You should never accept the first offer
It depends. If a buyer offers your asking price, and they are in a good position with no concessions, finances in place, and they are extra keen on your home and getting in fast-then maybe don’t look a gift horse in the mouth. You could keep the house on the market and let viewings continue trying for more money, and you may end up loosing your gift horse buyer altogether. Sometimes the first offer may be the best. There are always things to consider here along with your Realtors market knowledge as well. 
You should wait until spring to sell
It is true that there are months in the calendar when it "seems" easier and perhaps a better time to sell your home but the fact of the matter is there will be way more competition. And by the way, the market doesn’t stop at other times of the year. People will always want and need to move. The market doesn’t stop because of the weather. If you want to sell, don’t put it off.
The agent knows best

While your agent is no doubt knowledgeable of the local market, he or she may not always be right. Even “experts” get things wrong. If you disagree with their view, tell them. Strategize together. Your input matters in order to make the transaction a total success. Let's face it, we're not psychic and communication is key as in every relationship. 
Having said all this, there are numerous myths in the marketplace that you may be buying into that are actually holding you back. 
We are not talking about selling a 2nd hand smartphone or some old laptop computer here, this is selling one of life’s most expensive assets! For many people, it’ll be thier only expensive asset they'll ever possess!
