Get your home ready by fixing any leaking faucets, broken outlets, and other minor things. These things will come up on the Inspection Report anyways and rather dealing with it during the transaction with more stress, have it done ahead of time and that will be one less thing to worry about.
You must declutter your home to get the best appearance! What you would need to do is box up any non essential items. Make sure your home does not have a ton of picture frames/art/excessive decor all throughout the house. This makes it very difficult for people to visualize the space with their belongings. When the house is de-cluttered it makes the best impression.
It is very important to price your home correctly. When you overprice your home you can miss many buyers and the longer your house stays on the market the less attention it will get. People will start thinking that something must be wrong with the place and you will be forced to drop the house. Also, buyers and their agents check home price to see if the house is priced accordingly. If not, they will not make an offer. As a seller to have the best standing in the market it is crucial to price your home right!
Difficult to Show
We all have lives and are very busy, but when selling your home make sure your home is easy to show. Plan to be out of the house for an Open House so that your Realtor can perform and Open House that will increase exposure and get your home sold faster! Also, it is best if your home can be shown within a few hours. That means you have set up a plan and made arrangements for you and your pets to be out of the house for the time of showing within 2 hours of notice. This will make your house more accessible for prospective buyers. If you need 24 hours or more the prospective buyers will have a greater probability to move on to the next available house or fall in love with another home that they were able to see earlier.
Overlooking your First Offers
Studies have shown that the first few offers that you get on the house are the most solid offers. Buyers usually have been looking for awhile and they are more than ready to commit and have better closing chance. If there are contingencies that do not satisfy you in an offer you can always counter back rather than decline and wait for something better, which may never come and you might have just missed a great opportunity to sell your home on great terms. Now your house is sitting on the market longer and the value of the house is decrease.
