10 Tips to WOW Potential Home Buyers

Do you remember your first date??  All the preparation that went into it? Well, in many ways a show day is like your property’s first date. It’s the chance to make a good first impression and capture the attention of the right buyer so that things can be taken further.

In the game of real estate, first impressions ARE everything! You will want to make potential buyers feel connected the minute they step onto your property. As a Spokane Realtor, here are my top 10 tips to make sure you WOW those house hunters right from the start.

 

  • Make a “Grand Entrance”- I can’t stress this enough! Make sure your curb appeal is stellar! Neat landscaping, touch up or repaint inside and out, a new door mat, update exterior lighting, freshen up your house numbers and mailbox, paint the front door in a contrasting color to the house body. Consider a small entryway table with a simple, stylish hanging fixture to welcome buyers into your home. 

 

  • Smells like home!  Whatever it takes, get rid of any nasty or unpleasant smells. Make sure it smells amazing without overpowering your visitors. A scented wax warmer is nice, but avoid artificial sprays or strong plug-in aromas. The best smell comes from a clean house, free of pet odors or kid funk. If you want to bake cookies or bread to give that “welcome home” feel, by all means- do it! 



  • Freshen up the paint- Next to a clean house, nothing can give your home a faster makeover than freshening up the paint. Contrary to popular belief, stark white is not appealing- but neither are bright, bold colors. Choose a color that will envelope the visitor in a sense of coziness and warmth- opt for neutral colors like beige, cream or grays. This will show off your trim and molding and brighten up the rooms.

 

  • Don’t pass on your honey-do list- If you really want to wow buyers, you need to take care of that list of repairs you’ve been meaning to get to- leaky faucets, loose handles or railings, worn out trim, etc. Buyers are really turned off by obvious signs of neglect. Consider getting a home inspection before listing in order to get more offers and leave less room for a buyer to try and negotiate you down by taking care of these repair items BEFORE you list.

 

  • Hire a Professional Housecleaner- Do NOT skimp on this one. Most people simply don’t have enough OCD to clean their house thoroughly enough before listing their home. Spend the $300 or so and get it done right! From the ceiling fans, to the windows, all the way down to the baseboards, if you want your home to blow buyers away- hire an expert so you can spend time on the next step…

 

  • Create more space- Crammed spaces create the feeling of a small home lacking in storage space. You’re moving anyway, so don’t wait for an offer to start packing up and throwing out the junk. Empty out those jam-packed closets and cupboards, pack up all your knick-knacks, family photos, extra furniture and out of season clothing. Temporarily store your belongings in a POD or rental facility. Aim to leave 40-50% of each closet or shelf empty in order to give the home tourists the impression of generous storage and spacious rooms.

 

  • Let the sunshine in- Buyers LOVE a home bathed in natural light. I can’t tell you how many times sellers leave their home as if it is in lockdown. Clean every window (and screen) thoroughly and show them off. Replace heavy window treatments with lighter streamlined curtains or blinds that allow the light in.  

 

  • Show off the centerpiece- For most people, the kitchen is the heart of the home and will undergo the most scrutiny by buyers. If your dishwasher is dented or missing knobs or your refrigerator sounds like a 747 getting ready for take off, you should consider replacing with an updated model. A new faucet or backsplash can give a quick facelift, as well as painting your cabinets or replacing the cabinet hardware for an updated look. Investments in the kitchen are sure to pay off in attracting more buyers.

 

  • Freshen up the floors- Buyers will pay particular attention to what is underfoot and so should you. Make sure your hardwoods are gleaming, tile and grout should be scrubbed clean, and steam clean any carpets or rugs. If your carpet is stained or worn, consider replacing for the highest return. Adding soft, cozy rugs can add a soft touch to any cold, hard floors.

 

  • Turn on the charm!  Last, but definitely not least- buyers literally flock to charming houses and you need to do your best to create cozy touches throughout the home. Also known as staging, taking the time to outfit various spaces in your home will reap huge rewards. Your entryway may be tiny, but with just the right touches, it can be quaint and welcoming. Spiff up your backyard with a firepit, hanging lights and set of outdoor chairs for an easy wow. The ideas are endless and this tip should NOT be overlooked as properly stage homes sell faster and for more money.
